Property Search
MISDESCRIPTION CLAUSE: Drivers Jonas LLP for themselves and for the vendors or lessors of the property for whom they act, give notice that: i) the particulars on this website are a general outline only, for the guidance of prospective purchasers or tenants, and do not constitute the whole or any part of an offer or contract; ii) Drivers Jonas LLP cannot guarantee the accuracy of any description, dimensions, references to condition, necessary permissions for the use and occupation and other details contained herein and prospective purchasers or tenants must not rely on them as statements of fact or representations and must satisfy themselves as to their accuracy; iii) rents quoted in such particulars may be subject to VAT in addition; iv) Drivers Jonas will not be liable, in negligence or otherwise, for any loss arising from the use of such particulars; v) the reference to any plant, machinery, equipment, services, fixtures and fittings at the property shall not constitute a representation (unless otherwise stated) as to its state or condition or that it is capable of fulfilling its intended function. LookOut terms and conditions
The LookOut service consists of two parts:
- The DIY tool accessible on www.driversjonas.com; and
- The monthly update emails.
Both are covered by the following terms and conditions.
DJ LLP own the copyright of the material published within LookOut. Our status as the authors of the material within LookOut should always be acknowledged. The material from LookOut may only be used for personal reference and may not be resold. If DJ [referred to as ‘we’ from now on] believe the copyright may be infringed we reserve the right to withhold the use of the service.
The information that forms the basis of the e-mail service is reviewed on a monthly basis and is to the best of our knowledge correct. It contains the information that is made available to us by local planning authorities. Facts have been rigorously checked, but we cannot accept liability for any loss caused by the use or misuse of this information.
It is the responsibility of the client to:
- Check they are in receipt of the monthly email update;
- Inform us of any delivery failure once the 7 day period has lapsed;
- Inform us of a change in their email address(es); and
- Inform us of a change in their plan selections in writing.
Once the fee basis has been accepted in writing by the client, you will receive an update of all the selected plans as they are contained in our database on that day. Thereafter, the update will only be sent out within the first 7 days of the start of each calendar month to the email address(es) provided by the client, unless anything unforeseen occurs when we will use our best endeavours to inform you.
Space Calculator - limitations of use
Further limitations on the use of this tool are set out below.
The cost of fitting-out commercial office space is dependent upon many factors. The Space Calculator attempts to take account of as many of these as possible but clearly cannot take account of all.
In addition, we have given some indication of high, mid and basic options, but the actual cost of a scheme can fall significantly above the higher limit (in the case of some specialist types of users i.e. dealing operations, heavily cellularised and high quality lawyers' offices) and, similarly, a very basic open plan office layout could lead to figures below the basic figures indicated.
In using the model a specific note should therefore be taken of the following:-
- The price calculated assumes that the building is taken from the landlord with a Developer's (Category A) - standard of finish. There is, however, no standard adjustment as the specific space use will dictate whether the Developer's finish can be easily incorporated into the design or not. Some types of space use may actually require the Developer's works to be completely stripped out and new works put in their place.
- The Space Calculator does not take account of some types of space which are very expensive to fit out such as restaurants, soundproof auditoria, video conferencing facilities etc. Although you may have indicated that your fit-out requires these facilities, the model only treats these as general cellular space and may therefore understate the true cost of the proposed fit-out.
- Similarly, no allowance is made for a number of specialist installations which may be required such as standby generation, UPS systems, duplicate air conditioning systems, dedicated clean power installations, specialist fire suppression systems etc.
- Fit-out costs are heavily influenced by programme issues. A fit-out required at short notice where normal procurement methods have to be bypassed in favour of speed can lead to significant price premiums as can the need for weekend / night working or indeed double shifting.
- The figures exclude allowances for specialist equipment such as IT hardware, audio visual equipment, reprographics equipment and all office equipment such as photocopiers, fax machines, shredders etc.
- The Space Calculator makes no allowance for any work to Landlord's areas such as receptions, lift lobbies, WCs or staircases or, for works to any Landlord installations such as central services, lifts etc.
- Phasing of fit-out works can also have a major impact upon cost. It is, for instance, much more economic to carry out works in a single phase with existing users (if there are any) relocated elsewhere. If a fit-out has to be carried out in phases, moving staff sequentially out and back into space, then this can add a substantial premium to the anticipated cost.
- The Space Calculator assumes average allowances for "fit factor" or the shape of a given floorplate as against another. The results will need to be adjusted by a specialist space planner when considering individual buildings.

Rates Calculator - limitations of use
To access and use the Rates Calculator tool, you must accept the terms and conditions for its use.
This Rate Calculator has been designed to help you check your annual rate bills. The Rates Calculator should be able to check and confirm the majority of your rate liabilities, but there are occasions when due to complications, it will not provide the answer. If you find that the answer provided differs from your rate account, you must seek assistance from your rating advisor.
At present, the Rates Calculator is only able to provide rate liabilities for properties situated in England.
DJ is not responsible for any decisions based on information provided by this Rates Calculator.
The Rates Calculator is not a substitute for professional advice, which must always be sought before any decisions that require rate liabilities as part of their consideration are made.
